Parking & Access

Lots That Hold Up to Daily Pounding

A commercial lot is the first thing customers, drivers, and employees touch — and it takes a beating. Every delivery truck, every dumpster pickup, every freeze-thaw cycle, every oil leak. Get the base and mix wrong and you're looking at ruts, cracks, and potholes in under five years.

Corbett's Contracting pours commercial driveways and parking lots across Southwest Ohio built to spec for the real traffic they'll see. Customer lots, employee parking, truck aprons, loading areas, drive-thru lanes, fire lanes, dealership storage lots — scoped, engineered, and poured to last.

We handle the whole thing in-house: excavation, sub-base, forming, rebar, pour, and ADA compliance. One contractor, one number, one accountable crew.

Worth Knowing

Concrete vs Asphalt for Your Lot

Asphalt is cheaper up front. Concrete lasts 2-3x as long, handles heavy truck traffic better, requires less maintenance, and doesn't soften and rut in Ohio summer heat. For lots seeing regular truck traffic, concrete is almost always the better 20-year investment. We'll walk you through the numbers at the bid.

Concrete25-40 year lifespan. Low maintenance. Handles trucks and heat. Higher up-front cost.
Asphalt8-15 year lifespan. Needs regular sealcoating. Cheaper initially. Ruts in heat and under truck loads.
Commercial FAQ

Questions Before You Bid It Out

How thick should a commercial parking lot be?
For standard car parking with occasional delivery trucks, 5-6 inches of concrete over 6-8 inches of compacted base is standard. Heavy truck aprons and semi traffic areas need 7-8 inches with heavier rebar. We spec each zone based on its real load.
Can you phase a parking lot pour so we stay open?
Yes — phased pours are standard on active commercial lots. We break the lot into sections, pour one at a time, and route traffic around the work zone. Most retail and restaurant clients stay fully operational throughout.
Do you coordinate striping and sealcoating?
For new concrete lots, striping is the main finish step and we coordinate it with trusted striping partners. Sealcoating isn't needed on concrete the way it is on asphalt, but we can discuss sealing options for longer lifespan.
How long does a commercial parking lot take to build?
Small commercial lots (under 20,000 sq ft): 2-4 weeks including excavation, pour, and cure. Larger lots or those with phasing: 4-10 weeks depending on scope. Real timelines are scoped in the written bid.
Do you handle the excavation and sub-base too?
Yes — we handle everything from initial excavation through final pour. See our commercial site work page for more on excavation specifics.
